Evaluation of Environmental Risk Concerns through the Phase I and Phase II Environmental Site Assessment Process

We will share a series of images of real cases of contamination in the soil and groundwater, to help you get the understanding how the contamination gets into the soil and groundwater and how it spreads from there far and wide.

We will also discuss institutional lenders, when they look at a transaction, require enough knowledge to tell them the degree of risk that the property might be contaminated in a way that will require handling at costs that render their collateral valueless. Buyers need to understand if there are such risks, because they may find themselves with properties that lose equity and entangled with claims from tenants and public that worry they might have gotten hurt by toxic substances.

We will also go over the solution: an industry-wide, nationally-recognized process of evaluation of the probabilities of the above risks: the Phase I and Phase II Environmental Site Assessment Process, guided by standards issued by the American Society for Testing and Materials (ASTM) and accepted by the US Environmental protection Agency.
