• 1040 Complexity & Continuity: Navigating multiple income streams, including the continuity requirements for annuities and business interest income.
• Residential vs. Commercial Terms: A breakdown of the 1.25 DSCR (the 25% cash-flow cushion) and how underwriting shifts when moving from 1-4 unit residential financing to 5+ unit multifamily projects.
• Owner-Occupied vs. Non-Owner Occupied: How pricing and underwriting scrutiny change based on occupancy intent and risk-based pricing.
